For the Corporate Real Estate Management and Facility Services department, we are looking for a Formula Manager.

The Centre of Expertise for Corporate Real Estate Management and Facility Services Netherlands (CREFS NL) is responsible for managing the real estate portfolio and related facility services for ING’s offices in the Netherlands. We do this in close collaboration with our facility partner. Within an Integrated Facility Management (IFM) structure, the execution of facility services at the operational and tactical levels is outsourced. CREFS is responsible for the vision, policy, and the determination of the strategy and objectives for the real estate and facility services portfolio.

Formula Manager
As a Formula Manager, your key responsibility is to strategically develop, manage, and continuously improve ING’s workplace. You will shape an environment that is both functional and enjoyable, while operating within a cost-aware framework across regional and head offices in the Netherlands. You are actively involved in the new developments and are responsible for translating this into new concepts concerning not only the physical workplace but also the experience and the behavior that it involves.

Your key responsibilities
As a Formula Manager, you turn vision into realistic and inspiring concepts that enhance the way we work, collaborate, and connect:

  • In your role as a concept developer and guardian, you ensure that this vision is consistently embedded in new initiatives, including those from Real Estate Management and Facility Services, and that solutions continue to evolve in line with changing needs, performance demands, regulations, and internal policies.

  • You participate in housing and new building projects, defining the high-level user requirements, specifications for workplace solutions and acceptance criteria. You’ll safeguard the implementation of Orange Workplace and functional routing & design of the space.

  • You act as the lead representative for CREFS NL in the Orange Workplace Refresh program, which marks the next phase in the evolution of ING’s office concept introduced in 2018. You are responsible to monitor and enhance the program.

  • You contribute to the Planetary Health ambitions, define the sustainability roadmap on fit-out material, track progress and establish reporting.

  • Together with Branding, you define the furniture (including fixed furniture) specifications in the branding guidelines and ensure that end-to-end furniture management is properly arranged. This includes setting up processes for procurement, storage, refurbishment, redeployment, sustainable disposal, tracking and the development of furniture passports.

  • You are responsible for ensuring that ING’s branding is consistently reflected in the formula.

  • You analyze customer satisfaction surveys related to Orange Workplace, define improvement actions where necessary, and implement them at existing locations. You present findings to stakeholders.

  • You give input for CAPEX and OPEX budgets and generate correct budget estimates for projects.

  • You manage various supplier contracts such as architect, workplace consultant, storage supplier etc.

  • Take ownership of progress, monitor impact, and ensure that initiatives deliver value. At the same time, you support effective decision-making by providing clear insights, aligning stakeholders, and facilitating well-informed, timely choices that move the formula forward.

  • Build strong stakeholder relationships by staying closely connected to business developments and understanding the evolving needs of employees. With a forward-looking mindset, you anticipate future requirements and plan ahead to ensure the formula remains relevant, impactful, and aligned with ING’s strategic direction.

  • Manage a complex field of stakeholders and in particular manage various interests, and be able to explain and deliberate the necessity of the guidelines set by you as the leading expert.

  • Have a strong track record in strategic thinking and innovation.

  • Are proactive, analytical, and curious. You are always eager to explore new ideas and perspectives.

  • Strive for quality. You set high standards for the quality of your work. You continuously develop your expertise and apply it effectively in your role.

Your work environment

  • You will be part of the Corporate Real Estate Management team, consisting of 13 direct colleagues. In addition, you will work closely with HR, Wellbeing and Branding and Communications.

  • You will report hierarchically to the Head of Corporate Real Estate for the Netherlands, your main base will be Amsterdam.

  • Have a Master degree.

  • Have strong communication and advisory skills, and are fluent in both Dutch and English, enabling you to engage effectively with stakeholders at all levels.

  • 6+ years of relevant experience in formula management or a comparable role. This level of expertise is essential for success in this position.

  • Are a team player and take ownership of your responsibilities. You collaborate effectively with others while also being confident in making independent decisions when needed.

  • Bring a track record of successfully leading projects using structured approaches such as PRINCE2. We’re looking for someone who delivers with structure and impact.

  • Bring a strong understanding of, or affinity with, Corporate Real Estate and Facility Services-related business or Hospitality Industry.
